Grayce Tan (born 5 November 1997) is a Singaporean real estate strategist, social media influencer, and former educator who served as Vice-President of Strategy at PropertyLimBrothers (PLB), one of Singapore’s most prominent real estate media and brokerage firms.

In late January 2026 amid online rumours of an alleged personal relationship between Grayce Tan and Melvin Lim, anonymous employee reviews on Glassdoor came under the spotlight, as one particular review seemed to point to the duo. On Glassdoor, PropertyLimBrothers holds an average rating of 2.6 out of 5 stars based on more than 20 anonymous reviews, with only about 26 % of reviewers saying they would recommend the company to a friend. Ratings for categories such as culture, values, and work-life balance were similarly middling, with scores generally beneath industry averages, signalling mixed employee perceptions of work environment and leadership effectiveness.

On 28 January 2026, a now-viral clip was shared on Reddit and social platforms, included audio in which sounds resembling moans can be heard coming from behind a closed office door. The 6:24 clip was filmed outside a second-floor unit in an old mixed-use building in Balestier. The viral video was allegedly filmed by PropNex agents after they were alerted to sounds coming from a nearby office. The agents were presumed to be working in the office unit opposite at the time of the alleged cheating.

The footage largely focuses on a tinted glass door of an otherwise nondescript unit, with a privacy curtain drawn behind it. Earlier in the recording, at the 1:21-minute mark, one of the PropNex agents is seen leopard crawling towards the unit, attempting to look beneath the gap of the privacy curtain. Upon returning to the group, the agent is heard saying "confirm sex". At the 2-minute mark, a man later identified by online commentators as Melvin Lim is seen emerging from behind the curtain inside the unit before exiting. He is holding what appears to be a packet of wet wipes. About 50 seconds later, he returns and re-enters the unit.

Following the emergence of these allegations, both Grayce Tan's and Melvin Lim's profiles were removed from the PropertyLimBrothers website, and the company also made their Instagram comments private and announced they would step down from their active roles in the company, citing the need to protect the organization’s integrity and prevent further distraction. PLB later confirmed that both executives stepped down from their roles after an internal review, and stated they would not comment on “rumours or speculation.” The coverage referenced the viral video and Reddit posts as part of the reason the public was aware of the alleged situation.

The following day, on 29th January, a Reddit user shared a screenshot of a message purportedly sent by Lim to members of the “PLB team”. In the message, Melvin Lim acknowledged having made a “personal mistake” and stated that certain boundaries had been crossed. He expressed responsibility for the matter and apologised for the disruption caused to colleagues and the organisation. The message also indicated that the issue had been addressed privately with family members, and that the sender intended to take a period of leave to focus on family matters.

The message outlined leadership changes within PropertyLimBrothers, noting that co-founder Adrian Lim would continue to lead the agency. It also stated that both the sender and Grayce Tan would step down from their respective leadership roles to allow the organisation to continue operating without distraction.

The controversy also drew attention due to Melvin Lim's public Christian faith and PropertyLimBrothers' branding around the tagline #RealEstateWithIntegrity and biblical values such as "Love Your Neighbor" (Matthew 22:39). Netizens were also quick to find Grayce Tan's Facebook page, which to this day is still public, and found photos from a trip she took with Melvin Lim in November 2025. This has led some netizens to believe that the alleged affair had been going on for some time, though none of this has been confirmed.
